Transfer your home to someone else
A transfer of ownership moves a whole property from one person to another without a sale — most often a gift between family members, or a change of the names on the title.
We check every application before it’s submitted, so it isn’t rejected.
Who is this for?
- Parents gifting a property to children
- Transferring a property between family members
- Moving a property into or out of joint names
- Updating the registered owners after a private agreement

Things to consider
Gifting a property can have Capital Gains Tax and Inheritance Tax implications — we recommend independent tax advice.
A property with a mortgage cannot normally be transferred without the lender’s consent.
Stamp Duty Land Tax may apply where money is paid or debt is taken on.
Restrictions on the title may need third-party consent before registration.
Common questions
Can I gift my house to my children?
Yes, the title can be transferred as a gift. There may be tax consequences now or later, so independent tax advice is strongly recommended first.
Do I need a solicitor?
Straightforward unencumbered transfers can often be handled as an administrative title change. Where there is a mortgage or complex circumstances, a solicitor may be required.
What if the property has a mortgage?
The lender must agree. Let us know about the mortgage when you enquire so we can explain the options.
Let’s move things forward.
