Add or remove someone from your home
A transfer of equity changes who owns a registered property without it being sold. It is commonly used to add a partner to the title, remove someone after a separation, or move from sole to joint ownership.
We check every application before it’s submitted, so it isn’t rejected.
Who is this for?
- Adding a spouse, civil partner or partner to your title
- Removing a former partner after separation or divorce
- Changing from joint to sole ownership (or the reverse)
- Adding or removing a family member as a co-owner

How it works
- 1Tell us about the change
Share who owns the property now, who should own it afterwards, and whether there is a mortgage.
- 2Title check and quote
We review the title register and send a personalised quote, beating any genuine quote you already hold.
- 3Deeds prepared and signed
We prepare the TR1 and supporting forms. Signatures are witnessed and identities verified.
- 4Registration
The application is lodged with HM Land Registry and we confirm when the new owners appear on the register.
Things to consider
If there is a mortgage, the lender must consent and will usually need its own solicitor to handle the remortgage or release.
Stamp Duty Land Tax may be payable if the person taking a share pays money or takes on part of the mortgage.
Joint owners hold either as joint tenants or tenants in common — this affects what happens on death and should be chosen carefully.
Independent legal or tax advice may be needed in some circumstances.
Common questions
Can I add my partner without a mortgage lender getting involved?
Only if the property is mortgage-free. Where there is a mortgage, the lender must agree and may require the new owner to join the mortgage.
Does the person being removed need to sign?
Yes. Everyone transferring their interest must sign the transfer deed in front of a witness.
Is stamp duty payable?
It depends on what is given in exchange, including any share of mortgage debt taken on. Many transfers between couples fall below the threshold, but this should be checked for your situation.
Let’s move things forward.
